Developer Plans 39-Story Condo-Hotel Near Water Street Tampa
Exciting news for Tampa’s real estate market—Ora Hotel and Private Residences, a 39-story luxury condo-hotel, is set to rise in the city’s expanding downtown core. The $600 million development, led by Clearwater-based ARC Realty Group, will be located at 1107 E. Jackson St., near the northward expansion of the Water Street Tampa district.
Location and Project Scope
Ora will be situated at the intersection of East Jackson Street and North Meridian Avenue, a site that previously housed the Ardent Mills flour mill. The development will include a mix of hotel accommodations and private residences, with 622 units in total. The top four floors will house 31 private residences, while floors 17 through 35 will feature hotel-condo units available for purchase. The remaining floors will function as hotel rooms.
“We’re really excited about working in this area and being part of the growth,” said Luigi Novembre, vice president of real estate development and sales at ARC. “We see the future of this city.”

Ora Hotel and Private Residences will offer a range of amenities, including:

- A signature restaurant, lobby bar, and café on-site.

- 10,000 square feet of convention space for events and meetings.
- A helipad for private transportation.
Development Team
ARC Realty Group is leading the development, working alongside co-developers Bob Lyons of Sunwest Construction, Jay Roberts of Prosper Group, and Abid Chaudry of ARC Realty Group. Adache Group Architects of Fort Lauderdale has been selected as the project’s architect, and Kast Construction is providing pre-construction services.
